Selling your home can be a daunting task – especially if you’ve never had to sell before, or you’re trying a “For Sale by Owner” (FSBO). However, flat fee MLS listings can help. This service essentially allows you to maintain your FSBO status, but with the added benefit of having your home listed on local MLS.
While FSBO does allow the seller to keep more of the profits from the sale, it does have its drawbacks – mostly the advertising and other time required. However, having your home on MLS will ensure that as many buyers as possible see the listing, which just doesn’t happen with FSBO.
If you haven’t tackled selling your home on your own, and are considering a realtor, are you prepared to lose 6% of your profits when the home sells? The commission to a realtor is always several thousand dollars, and it comes directly out of proceeds from your home. That is money that could go towards your down payment, renovations or any other activity, but it is going into the realtor’s pocket instead.
With flat fee MLS in Lotus, you pay a flat rate and a broker will handle listing your home on local MLS and other realty sites, ensuring your listing is seen. While you may have to pay a 2% to 3% commission to the buyer’s agent when your home sells, that will still be less than half of what you would pay a realtor. Additionally, if you negotiate the deal directly with a buyer, you won’t have to pay a commission at all – not even to your own agent unless one was agreed upon when you signed up for the service.
Flat fee MLS in Lotus ensures that you receive as much as possible when you sell your home. Any amounts that you might have to pay (again, only those that are agreed upon when you sign up for the service) remain the same, even if your home sells for more than the original price. In this way, you receive increased profits as you would with an FSBO, but you have the support of MLS to help your home attract more interested buyers. If you don’t want to handle negotiations on your own, that’s fine as well – your agent will handle it for you, and you will still see the increased profits.
If you’re ready to sell your home, don’t give away that 6% commission – try flat rate MLS in Lotus instead.
