The short answer is yes. In almost every case, it’s important that you take at least a few steps to modernize your home before you put it on the market. However, it’s important to note that what those steps are vary from case to case. Depending upon the state of your home, major renovations may be necessary. In other cases, you might not need to do very much.
Of course, the decision to update comes down to a simple cost/benefit analysis. You’re hoping to recoup whatever money you spend in terms of upgrading your home and then some once you make the sale. For this reason, you’ll want to do some research into different upgrades and how much they’ll affect the value of your home.
Doing that, however, isn’t always an easy thing! In cases where you’re in doubt, it never hurts to consult with a realtor who’s familiar with the housing marketing in your area. He or she can tell you about the details that homebuyers seem to care about, and this can help you determine whether your money is better spent in the bathroom or in the kitchen, for example.
At the very least, though, you need to be willing to take care of all the routine maintenance required to get your house in shape. If you have cracks in the walls, visible water damage, or even if you’ve got a busted cabinet, then you’ve got to fix those issues. While you could sell your house with them, the hit you’ll take on selling your house with those issues far outweighs the cost of fixing them!
