Of course, showing your home is about getting all of your ducks in a row. You want to make sure that it’s immaculate and that it’s been cleared of any excess belongings. You want your prospective buyer to be able to imagine him or herself inside of the home, after all!
However, there are a number of intangibles when it comes to house showings. These are the things that you may not think about, but which can be just as important as an updated bathroom or an open-concept kitchen. These intangibles, more or less, entail setting the mood for your house showing.
How do you that? Just do these things:
- Good Greetings: If you’re greeting potential buyers at the door, make sure that you’re as gracious as possible. You don’t want the people that cross your threshold to feel like they’re imposing themselves upon you. To that end, make sure you clear out once they’re ready for a tour. You don’t want a buyer to feel like you’re in the way.
- Check the Thermostat: You don’t want your home to be too hot, nor do you want it to be too cold. You want it to be just right. So make sure you have the thermostat set to a setting that would be comfortable for just about anyone. Consider the outside temperature for that day, and what kinds of clothing people might be wearing.
- Good Lighting: Even if your home is in a shady part of the neighborhood, you want it to appear bright and airy. Wherever possible, make sure that you’re letting natural sunlight shine in. Where that’s not possible, make sure there’s ample lighting. It’s really as simple as that.
- Build the Romance: Here, you don’t want to overdo it, but you do want to create a “romantic” mood for your home. Perhaps you could leave a glass of champagne out for the prospective buyer? Or, you could light the fireplace if the climate allows. If you live in an area with lots of traffic, remember that music is your friend!
