Staging the Kitchen
Many people consider the kitchen to be the most important room of the house. It’s true that it is where people often gather to cook and to talk. Therefore, you want the kitchen to be very inviting. Make sure that you’ve cleared out most of the items from the tops of the counters. You might want to leave one or two decorative items out though, such as a vase. Remove all of the dishes from the cupboards except for one nice set of dishes that are the “model” set. Do the same with your cookware and flatware as well.
Put some new paint or stain on the cabinets, or even consider getting some new cabinets if it makes financial sense. Make sure everything – countertops, floors, appliances, and everything in between – is professionally cleaned. Staging the Living Room
Clean the living room thoroughly, and make sure that there is plenty of lighting. Natural light often works best, but it really depends on your furnishings and the setup of your living room. You might find that having lamps for the lighting is a better option for you. Try both and see which one works the best. Also, make sure that the living room isn’t too cluttered with furniture, or personal belongings for that matter. Here’s another trick that can work well. Have your television play through a series of nice photographic images of landscapes, cityscapes, seascapes, and nature. Have some nice music playing in the background as well.

When people are looking at your home, they don’t want the owners hovering over them and watching them. They want to be able to walk around freely and to inspect the place. It is always a good idea for the owners to vacate during the showings. Leave it to the real estate professionals.
